Sell with a clear strategy
Preparation, honest pricing and steady communication, from the first walkthrough to the closing table.

Start with your goals
Before we talk about price, I want to understand what a successful sale looks like for you. The right timing, a particular net amount, a smooth move to your next home, or a sale you can manage from another state all lead to different plans.
Then we look at the home the way a buyer and their inspector will. Deferred maintenance, roof age and older systems are worth addressing or disclosing plainly, because buyers here often need them for insurance.
Pricing and positioning
A price should be defensible. I build it from recent comparable sales, current competition and the home’s own strengths, and I show you the reasoning. Overpricing tends to cost time, and time on the market has its own cost.
“Valerie gets super excited about every home she lists, shows or sells… She even took time out of her busy schedule to help me move things.”
From listing to closing

Each offer compared on price, terms, financing and contingencies, not just the headline number.
Contract to close
Inspections, repair requests, appraisal and paperwork coordinated through to closing.
Curious what your home might be worth?
An online estimate is a useful starting point. For a price you can list with, a conversation and a look at the property will tell us far more.
Valuation requests are made on Valerie’s AXEN Realty site, which has its own privacy policy and disclosures. Look for the home valuation option there.
“Valerie was wonderful; she sold my property for more than I expected, and I couldn’t ask for a better agent.”
Seller questions
How is a listing price set?
From recent comparable sales, current competition, the home’s condition and features, and what buyers in that segment are responding to. I’ll show you the evidence behind a recommended price so you can make the call with me.
What should I fix before listing?
Usually the things a buyer’s inspector or insurer will flag, and anything that makes a home feel neglected in photos. Large renovations rarely pay for themselves right before a sale. See Preparing Your Home to Sell.
Can I sell if I no longer live in the area?
Yes. I can coordinate access, vendors, showings and repairs locally and keep you updated throughout. Closing documents for out-of-town sellers are arranged with the title or closing company.
Is an online home value estimate accurate?
It’s a starting point, not an appraisal. Automated estimates can’t see condition, updates or view, so a local comparative analysis is a better basis for pricing.
