Pensacola Beach and the Gulf of Mexico under a bright sky

Real Estate. A Brighter Tomorrow.

I’m Valerie Abercrombie, a real estate agent based in Pensacola, helping people buy and sell homes across Northwest Florida and coastal Alabama.

A steady guide for a big decision

Buying or selling a home here comes with questions you won’t find on a listing: which side of the bay, which flood zone, city or county, how an older roof will look to an insurer. I help you ask those questions early, so the decision in front of you is a clear one.

Clients tend to mention the same thing about working with me. They didn’t wait long for answers. Some of them handled their entire move from another state, or from the other side of the world.

Home base

Pensacola

Pensacola sits on its bay with a working historic downtown, protected Gulf beaches to the south, and NAS Pensacola, the Cradle of Naval Aviation, to the southwest. Housing here runs from historic cottages near downtown to bayou homes, newer suburban neighborhoods and beach condominiums.

It is also a place where the details matter. Historic districts carry design review, and the city’s flood maps were updated in 2025. Knowing where to look makes the search calmer.

Four counties, two states, one coastline

I’m licensed in both Florida and Alabama, so a search that crosses the state line stays one conversation.

  1. Baldwin County, AL

Fairhope, Daphne, Spanish Fort, Loxley, Gulf Shores, Orange Beach

  2. Escambia County, FL

    Pensacola, Perdido Key, Cantonment

  3. Santa Rosa County, FL

    Gulf Breeze, Navarre, Pace, Milton

  4. Okaloosa County, FL

Fort Walton Beach, Destin, Niceville, Valparaiso, Crestview

Worth asking about any property on this coast

None of this is cause for alarm. It’s simply part of owning near the water, and the answers are specific to each address.

  • Flood zone

Flood designation is set parcel by parcel, and maps change. Check the current FEMA map and the local floodplain office for the specific address.

  • Wind and insurance

Florida policies can carry a separate hurricane deductible, and flood is insured separately. Get quotes early, before you are deep into a contract.

  • Older-home systems

Insurers may ask for a four-point inspection on older homes. Roof age, electrical, plumbing and HVAC all matter.

  • City or county

Whether a property sits inside city limits changes who handles zoning, permits and some utilities.

  • Condo and HOA documents

Budgets, reserves, insurance, assessments and rental rules belong on your reading list before you commit.

  • Rental rules

Short-term rental use is never automatic. It depends on the city, the zoning and the association.

Read the Gulf Coast buying guide

“I am not an easy client because all of the negotiations for this property occurred while I was on the other side of the planet. Valerie handled all the curveballs I threw and made the sale go smoothly… immediate responsiveness doesn’t do her justice; I cannot remember a time when I waited more than a day for an answer.”
