Baldwin County

Fairhope, Daphne, Spanish Fort, Loxley, Gulf Shores and Orange Beach: the Eastern Shore, central Baldwin and Alabama’s Gulf beaches.

Bay, farmland and Gulf beaches

Baldwin County covers the Eastern Shore of Mobile Bay, central inland communities along the I-10 and US 59 corridors, and Alabama’s Gulf beaches. Fairhope, Daphne and Spanish Fort form an Eastern Shore cluster with a very different feel from Gulf Shores and Orange Beach.

Property records work differently than in Florida. The Revenue Commission handles appraisal and tax mapping, and the Probate Office handles recorded documents such as deeds.

Coastal planning

Flood risk here extends beyond obvious beachfront parcels. The county directs owners to FEMA maps and its Building Department for floodplain requirements, and the state’s AlabamaFlood tool lets you search by address. Baldwin County EMA maintains evacuation and hurricane planning resources.

Communities

Fairhope

City on the Eastern Shore

A walkable downtown above Mobile Bay, a municipal pier and a long-standing arts identity. Fairhope has its own detailed guide.

Daphne

City on Mobile Bay, north of Fairhope

Daphne has a larger suburban and commercial pattern than Fairhope, while keeping Olde Towne and its bayfront. The city publishes zoning and overlay maps, including Olde Towne Daphne, which are worth checking for any specific property.

A major waterfront amphitheater project at Bayfront Park was expected to be completed in 2027 at the time of writing. Check the city for current status.

Spanish Fort

City at the north end of the Eastern Shore

Spanish Fort’s defining feature is access, near the I-10, US 98 and US 31 network. Housing includes established neighborhoods, newer subdivisions and commercial corridors.

Growth is visible here, so the city’s zoning map, subdivision review and stormwater planning are useful research. Verify flood risk for lower-lying and bay-adjacent parcels.

Loxley

City in central Baldwin County

Loxley sits along Alabama 59 and became an official city in 2022. It’s best known for its Strawberry Festival, held at Loxley Municipal Park, which also has a walking trail, disc golf and sports fields.

Development is active, so zoning, annexation, subdivision approvals, sewer and water service, and stormwater all deserve a look for newer properties.

Gulf Shores

Gulf-front city at the end of Alabama 59

Gulf Shores is a Gulf-front city with white-sand beaches, and Gulf State Park adds a large area of protected land, trails and recreation next to the Gulf Shores and Orange Beach area. The National Shrimp Festival is a long-running annual event.

Owners who rent property in the city are subject to city business license rules, and short-term lodging carries lodging tax. Condominium buyers should review the association’s insurance, reserves and assessments.

Orange Beach

Coastal city near Perdido Pass

Orange Beach has Gulf-front resort and condominium areas alongside a large network of bays, bayous and islands. It’s more water-oriented than a simple beach-town description suggests.

The Hugh S. Branyon Backcountry Trail connects Orange Beach and Gulf State Park, and the city’s canoe trail uses ten designated landings across Wolf Bay, Bay La Launch, Arnica Bay, Bayou St. John and Cotton Bayou. The city also has specific vacation rental regulations tied to zoning, so rental eligibility should never be assumed from neighboring properties.

Ownership considerations

  • Flood tools

Use AlabamaFlood and the FEMA map for the address, then the local building department for project-specific requirements.

  • Rental rules by city

Orange Beach and Gulf Shores each have their own rental rules. Check the city and the zoning, not just the neighborhood.

  • Records

Use the Revenue Commission for appraisal and tax, and Probate for deeds and recorded documents.

  • Insurance

Verify wind, hail and flood coverage separately with licensed insurance professionals.
