Okaloosa County

Destin, Fort Walton Beach, Niceville, Valparaiso and Crestview: harbor, sound, bay and an inland county seat.

Coast, bay and a northern county seat

Okaloosa County includes Gulf-front resort areas, communities around Choctawhatchee Bay, major Air Force installations, and inland Crestview to the north. The bay separates and shapes how several of these communities connect.

Military geography matters more here than in most coastal counties, because Eglin Air Force Base and Hurlburt Field sit among the population centers rather than off to one side.

Anchors

Eglin Air Force Base and Hurlburt Field, home of Air Force Special Operations Command, are major regional institutions. Northwest Florida State College’s main campus is in Niceville, and the University of West Florida has a location in Fort Walton Beach.

Communities

Destin

City on the harbor and the pass

Destin is centered on its harbor and the pass to the Gulf, and the city describes its harbor, beaches and fishing as its defining assets. The harbor boardwalk, beaches and marine activity shape daily life here.

Destin has a dense vacation and condominium market, and the city administers its own short-term rental registration. Condo buyers should review the association’s insurance, reserves, assessments and rental rules, and rental use should be confirmed before assuming income.

Fort Walton Beach

City on the sound, beside Okaloosa Island

Fort Walton Beach is more of a year-round civic center than a resort strip, with Okaloosa Island’s beaches immediately across the sound. Hurlburt Field and Eglin are close by.

The city’s downtown overlay and redevelopment planning are useful context for anyone considering older or redevelopment properties. Waterfront and older homes call for wind, flood and inspection due diligence.

Niceville

City on the north side of Choctawhatchee Bay

Niceville is a bayside civic and education community rather than a Gulf-front resort town. Northwest Florida State College’s main campus is here, adding arts and athletics to city life.

The city adopted a new comprehensive plan for 2026 to 2046, and its projects include redevelopment around Historic Old Town and improvements along Turkey Creek. Flood and bay exposure still vary by parcel.

Valparaiso

Small city beside Niceville and Eglin

Valparaiso is a small incorporated city on the north side of the bay, right beside Niceville and Eglin. Its character comes from bay access and small-city scale. Check city versus county permitting, flood zone and utility status for a specific property.

Crestview

City and county seat, north Okaloosa

Crestview is the county seat and the main city in north Okaloosa, oriented to I-10 and State Road 85 rather than the Gulf. It’s the clearest inland counterpoint to the county’s beach towns.

The city has a community redevelopment program for its downtown core. Beach access here is regional rather than immediate, and flood risk still applies even without coastal surge. For new construction, the city’s planning maps are the best guide to what’s coming.

Ownership considerations

  • Gulf and bayfront exposure

Flood, wind and evacuation considerations intensify near the Gulf and the bay.

  • Short-term rentals

Especially relevant in Destin and on Okaloosa Island. Check city or county rules and association documents.

  • Military planning areas

Some planning documents address land use near military airfields. Check city and county materials for the specific area.

  • Condominiums

Review insurance, reserves, assessments and building-specific maintenance before you commit.

Okaloosa County questions

Can I rent a Destin condo short-term?

The City of Destin publishes a short-term rental registration guide, and the building’s association rules also apply. Confirm both for the specific unit before relying on rental income.

Is Crestview near the beach?

Crestview is inland, oriented to I-10 and State Road 85. The Gulf is a regional drive rather than a short walk, which makes it a different kind of market from Destin or Fort Walton Beach.

Where is Northwest Florida State College?

Its main campus is in Niceville.

How do I check a school zone in Okaloosa County?

Use the Okaloosa County School District’s registration and zone resources, and confirm directly with the district for a specific address.
